Congratulations. Your offer has been accepted and the home is now officially under contract. The closing process begins.

Processing & File Setup
Your loan file moves to processing, where documentation is organized, information is verified, and the file is prepared for underwriting review.

Initial Loan Disclosures
Your loan disclosures are prepared and sent for electronic signature, outlining your loan terms, estimated costs, and important legal disclosures.

Appraisal & Title Work Ordered
We order the property appraisal and initiate the title search to confirm ownership history and ensure a clear transfer of the property to you.

Underwriting Review
Your file undergoes a thorough review by underwriting to confirm that the loan meets all lending guidelines and program requirements.

Conditional Approval
Underwriting issues a conditional approval. This means your loan is approved pending a few final documents or updates.

Clear Conditions
We collect and submit any remaining documents requested by underwriting to satisfy all outstanding approval conditions.

Clear to Close
Your loan receives final approval! Closing documents are prepared and scheduled with the closing attorney or title company.

Closing Day

As a mortgage broker, I partner with a lender who will underwrite your loan. You may receive emails from this lender and from my processing team. These emails are important and may look different from my usual communication, so please be sure to check your inbox regularly.

You will begin receiving time-sensitive emails related to your loan. These may include document requests, disclosures, and important updates. Please review and respond as soon as possible to help keep your loan moving forward without delays.

This is the lender that will review and underwrite your loan and assist with preparing your loan documents. You may receive emails from this lender requesting documents, sending disclosures, or providing updates. These emails are part of your loan process and may come from a different email address than mine.

The Appraisal Process: Understanding Its Importance
The appraisal is a critical step in your home purchase journey. This independent evaluation determines if the property is worth what you've agreed to pay.
For you, the appraisal serves two purposes:
  1. Valuation: Ensures the home is worth at least the purchase price
  1. Condition assessment: Verifies the property meets FHA's minimum property standards for safety and habitability
The appraisal contingency date is Friday, July 3, 2026. Under the VA Escape Clause, the buyer may cancel the transaction and recover their earnest money if the property appraises below the purchase price, subject to VA Escape Clause requirements.
This will be an upfront out of pocket expense that will be due upon order. You will be sent a payment link by Michael. The cost ranges between $650-$800+
